Let me be upfront: I’m a real estate investor. Sometimes I buy a house myself, and sometimes I pass the deal to another buyer. That’s how I make money, and I’m not going to pretend otherwise.
My offer reflects the condition of the house and what it will cost to bring it back. If you have the time and patience to list with an agent and you could get more that way, I’ll tell you so. Not everyone I talk to ends up selling to me, and I’m fine with that.
